Title Recertification Specialist

Description Nicollet Towers is a 306-unit Section 8/LIHTC housing complex in downtown Minneapolis. We are accepting resumes for an experienced Recertification Specialist. Primary responsibilities include interviewing residents for annual recertification, processing third-party verifications, rent calculation, and preparing files for approval. Also includes general office support tasks such as phones, work orders, and referring residents to other site staff or local agencies. Pay range $16- $17 per hour.

Specific Responsibilities:
* Conduct resident recertification interviews.
* Utilize all required HUD and MN State forms.
* Explain recertification process to residents.
* Appropriately handle confidential information.
* Process verifications of income, assets, and expenses as applicable.
* Generate and deliver reminder notices to residents.
* Investigate for missing information.
* Enter verified data in OneSite software.
* Calculate Section 8 rent amounts.
* Prepare recertification files for manager approval.
* Meet continual monthly deadlines.

* Support the Office Assistant during busy periods and scheduled breaks:
o Greet and help all visitors to the office, including residents, vendors, and applicants.
o Answer incoming phone calls and direct to appropriate staff members.
o Collect rent payments and fees for replacement keys, fobs, and light bulbs.
o Track temporary garage access fobs checked in/out by residents and vendors.
o Generate requested maintenance work orders.
o Record resident requests for pest control services.


Requirements Qualification Requirements:

* High School diploma or equivalent
* Prior low-income housing experience (Section 8, LIHTC/Tax Credit)
* Organization and attention to detail
* Basic math skills
* PC skills (word processing and spreadsheets)
* Problem-solving ability
* Excellent communication skills
* De-escalation of tense situations
