As Realty Income's Senior Property Accountant you will be responsible for preparation of monthly financial reports and analysis at the property level.

Your Contribution to the Team Includes 

General Ledger

  • Complete month-end close procedures and accurately reconcile balance sheet and applicable income statement accounts to meet company’s reporting deadline.
  • Analyze and interpret GL data to ensure proper revenue and expense recognition.
  • Prepare monthly CAM and Insurance revenue and expense accruals, as well as fluctuation analysis.
  • Track and record property dispositions, condemnations, and takings.
  • Performs other property level accounting functions as assigned.


Financial Analysis

  • Prepare budget vs. actual financial variance fluctuation analysis.
  • Prepare quarterly supporting schedules for 10Q/K disclosures.


Budgeting and Forecasting

  • Support Property Management and Finance teams in quarterly and annual property budgeting and forecasting process.


Accounts Payable

  • Review property invoice coding for accuracy.


External/Internal Audit

  • Assist in audits and analysis of property-level financials, as wells as walk through of internal controls.
  • Document accounting procedures and processes.



  • Ability to handle and analyze large quantity of data.
  • Ability to review current processes for improvement and efficiency.
  • Work with external and internal team to resolve Yardi issues.
  • Support/Back up other property accounting functions as needed.
  • Test the implementation of new Yardi modules.

What You'll Need to be Successful 

  • 4 year Bachelor degree from an accredited college or university, with an emphasis in accounting, finance or related field.
  • 4+ years of relevant work experience, previous public accounting experience is preferred.
  • Real estate industry experience is preferred.
  • Previous experience with large data requirements is preferred. 
  • Certified Public Accountant license is preferred
  • Clear understanding of GAAP.
  • Must be organized, detailed, flexible, efficient and take ownership of own work product.
  • Ability to work under pressure and adhere to strict deadlines.
  • Strong analytical and communication skills.
  • Intermediate to advanced Microsoft Excel skills.
